Construction estimate C = measured gross floor area (m²) × applicable Accra benchmark (USD/m²). Resale construction component = C × 1.50. The 50% increase includes the resale markup; it is not a separate inflation reserve. This replaces the previous construction uplift and revenue-margin formula. No additional automatic markup or contingency is stacked on this calculation.
Measure each apartment's practical net area and allocate walls, circulation, cores and common building areas once to determine gross construction area. Existing concept sizes and 70% net-to-gross efficiency are illustrative until measured by the design team; they do not establish code compliance.
Land, site preparation, infrastructure, fixtures/appliances and fitout excluded from the benchmark, professional fees, taxes and financing remain separate, reconciled cost lines. Preliminary combined amount = 1.50 × construction cost + allocated land + other separately established costs. No second markup is assumed on those separate lines. Final sale offers remain pending complete costs and approved layouts.
Owner's latest land planning assumptions: Savannah / Zion Trust Estates US$20,000/acre; in-town Civic Center US$30,000/acre (17 acres = US$510,000); other development land US$25,000/acre. These are owner allowances, not verified acquisition costs or public land offers.
Source: AECOM Africa Property & Construction Cost Guide 2025/26, Accra, page 75; cost date 1 July 2025, FX date 1 May 2025. These are dated published benchmarks, not 2026 Damongo supplier quotations. A 50% cost markup equals 33.33% gross margin on the construction component before excluded costs.
Current formula, apartment calculations and project schedules. All pending construction proposals use this policy; prior financial schedules are superseded.
Zion Trust Damongo City Estates: 10,000-acre city + 10,000-acre agriculture, outside town. Separate premier downtown project: 17 acres inside Damongo town.
Express interest / official responseSeparate 17-acre site planDownload business planDownload invitation lettersIndividual membership adds $100 once: $4,870 including membership. Ten acres: $46,200 core + $1,500 rent + $500 group membership = $48,200. Preparation already includes its clearing/plowing allowance; the same machine cost or worker wage is not added again.
40% down on core $4,620 = $1,848, followed by twelve $231 payments. If annual rent is included in the funded value: $1,908 down and twelve $238.50 payments. Membership is separate. Fruit-tree extras and other agreed inputs change the documented total and installment amounts.
Additional fruit trees are separately costed only beyond the inputs already covered by the $1,000 planting budget. At the earlier provisional $5–10/seedling, 50 extra seedlings add $250–500; 100 add $500–1,000. Crop spacing and supplier quotations govern quantities and prices. Irrigation, fertilizer, additional materials, storage, special equipment and future crop-cycle input replenishment remain separately assessed.
These are the sponsor's revised budget inputs. The 20% annual net-return objective is conditional on realized earnings: $924 on $4,620 core or $954 on $4,770 rent-inclusive funding, not a guarantee. Six-month crop cash may offset future payments or be reinvested after reconciliation; fruit trees have their own maturation schedules.

Zion Trust Damongo City Estates is a proposed phased development outside Damongo town, described by the sponsor as approximately a 15-minute drive from the city. The estate program combines a 10,000-acre city concept and a separate 10,000-acre agricultural estate within the previously stated 31,360-acre estate envelope. The remaining 11,360 acres stay outside that immediate estate program. Separately, a 17-acre premier main-street downtown project is proposed INSIDE Damongo town; it is not part of Zion Trust Estates and its boundary/title requires independent verification.
The invitation is for investors, developers, builders, banks, diaspora households, agricultural participants and qualified operating entities to submit expressions of interest. The website intake is operational; land rights, finance commitments and physical development are not represented as completed or secured. The business model is serviced leasehold plots, conditional home/condominium development packages, agricultural production and processing, and separately contracted facility leases.
Development begins with title and boundary verification, community engagement, engineering feasibility, approved layouts, measured costs and a limited serviced-land/agriculture pilot. Capital is released against verified milestones, not the full 20,000-acre ambition at once. Airport and tank-farm construction finance is raised by their respective operator/project entities and is excluded from the housing budget.
| Allocation | Acres | Planning use |

| City: residential precincts | 5,000 | 60% net saleable assumption: 3,000 plot acres |
| City: central New Kingston | 2,000 | Lake 600; park 800; waterfront/civic 400; access/utilities 200 |
| City: airport operator lease | 500 | Regional commercial airport feasibility and operator development |
| City: tank-farm operator lease | 500 | Tema-Damongo inland storage project site |
| City: sports and attractions | 500 | Stadium, arena, training pool, fields, recreation |
| City: future development reserve | 880 | Future community facilities and expansion |
| City: additional civic/commercial sites | 620 | Education, healthcare, religion, safety and mixed services |
| Total city program | 10,000 | Twenty-five conceptual borough areas |
| Separate agricultural program | 10,000 | 8,500 productive acres; 1,500 support/buffer acres |
| Immediate combined program | 20,000 | Airport and tank farm counted within city, not again |
| Estate outside immediate program | 11,360 | Future use subject to verified boundaries |
| Total stated estate envelope | 31,360 | Seven miles by seven miles; geometry is not proof of title |
The airport and tank farm together retain the earlier 1,000-acre reserve. A previously discussed additional external 500-acre fuel reserve is not activated in this program and must not be counted again. Any airport or safety study requiring more land uses the unallocated estate only through an approved revised land schedule. The man-made lake, industrial uses and farming require hydrological, geotechnical and environmental assessment before location approval.
The separate 17-acre in-town downtown project is excluded from every estate acreage above. The two estate components total 20,000 acres; adding the distinct town project gives 20,017 acres across separate locations, not a larger estate grant.
| Proposed lease footprint | Annual rent at USD150/acre | 100-year nominal sum |
|---|---|---|
| City 10,000 acres | 1,500,000 | 150,000,000 |
| Agriculture 10,000 acres | 1,500,000 | 150,000,000 |
| Combined 20,000 acres | 3,000,000 | 300,000,000 |
| Airport 500 acres (within city) | 75,000 | 7,500,000 |
| Tank farm 500 acres (within city) | 75,000 | 7,500,000 |
| Individual 1 acre | 150 | 15,000 |
| Group block 10 acres | 1,500 | 150,000 |
The owner confirmed that USD150 per acre is ANNUAL rent, not a one-time payment. The 100-year figures are undiscounted arithmetic with no escalation, not present value or an executed obligation. Effective dates, rent reviews, payment currency/conversion, development milestones, permitted use, assignment, default, environmental restoration and renewal must be negotiated. Proposed operator ground leases are separate agreements with identified legal entities; operator rent is not additional acreage.
For the active program, annual rent replaces the earlier USD1,000/acre acquisition allowance in the financial model; neither a USD10 million city acquisition payment nor a USD20 million combined acquisition payment is also charged without a separate documented obligation. No existing signed instrument is amended by this planning document. If Global Exchange remains responsible for the city headlease, onward lease receipts from the airport/tank farm offset the corresponding headlease cost rather than being booked as pure profit.
Ghana Constitution Article 266 limits a non-citizen leasehold to fifty years at any one time and prohibits non-citizen freehold. The 100-year development horizon is therefore a commercial objective, not a universal title promise. Counsel must determine the lawful term for each lessee, citizenship/entity status, registration and any separately negotiated future renewal. A corporate vehicle does not automatically remove non-citizen restrictions. Customary ownership, lessor authority and the applicable stool/skin land administration must be established.
The current contribution standard uses 10% of positive net proceeds for new operations, with product-specific PPP schedules for inherited bearing resources. Annual land rent is separately documented; contributions are not calculated on gross crop receipts.
If annual rent is passed through by net plot area alone, it is USD18.75/year per 1/8-acre townhouse, USD25/year per 1/6-acre standard plot and USD37.50/year per 1/4-acre estate. These exclude common-land rent and operating service charges; the final headlease allocation can therefore be higher.
The twenty noncentral borough areas share 8,000 acres, with the central five conceptual borough areas comprising New Kingston. Borough identities use the Ville naming convention, Caribbean/diaspora street references, and Indigenous community recognition subject to consultation. Jamaicaville retains Bob Marley Street, Marcus Garvey Street, Emperor Haile Selassie Street and Morgan Heritage Street. No Ozu Street is included.
Main streets have commercial ground floors with eight-, ten- and fifteen-floor residential building concepts above. Internal residential streets use the requested Mississauga-inspired approach. Neighborhood gates, access control and security are proposed alongside public/emergency access. High-value lakefront and city-center locations require a separate premium schedule and approved waterfront setbacks.
Illustrative net plot allocation: 1,200 acres of townhouses at eight plots/acre = 9,600 plots; 1,200 standard acres at six plots/acre = 7,200 plots; 600 estate acres at four plots/acre = 2,400 plots. Total: 19,200 low-rise plot opportunities. Ten townhouses/acre remains an alternative requiring redesign; it is not added to the eight/acre count. The current website contains 104 DRAFT sample plot IDs, not 19,200 released lots. Surveyed street addresses and a complete inventory must be loaded before reservations.
Plot-only payment proposal: 20% down, balance over 36 equal monthly installments, zero interest and USD10 administration/transaction charge per installment. A USD100 initial plot-request application is separate and does not itself reserve land or convey title. Under USD150 annual rent, buyers obtain documented leasehold interests, not an unsupported freehold sale.
Construction uses measured gross floor area in m² and the applicable dated Accra rate. Current Damongo quantities and local quotations remain pending; no prior isolated-room schedule applies.
The ten-acre mixed-use pilot concept supports 346 flats plus 24 houses (370 homes). It is an alternative density scenario; its flats are not added on top of the 19,200 low-rise plot scenario without replacing the same land. Eight-floor buildings have 40 flats, ten-floor 52 and fifteen-floor 82 after the combined penthouse treatment.
| Downtown allocation | Acres | Concept use |
|---|---|---|
| Four 15-floor mixed-use tower parcels | 4.0 | One acre each; retail ground floor, condominiums above |
| Shopping / supermarket / commercial frontage | 3.0 | Main-road shopping and office frontage |
| Theater / entertainment / event venues | 1.0 | Performance, screening and adaptable entertainment complex |
| Civic / conference / administration / offices | 3.0 | Exhibitions, promotions, conferences, city/industrial offices |
| Police / fire / ambulance jurisdiction | 1.5 | Dedicated access, response bays and safety separation |
| Public fountain / walking / children's water park | 1.25 | Public daytime access and recirculating water features |
| Fountain-plaza restaurant / refreshment concessions | 0.25 | Dedicated meal, refreshment and merchandising frontage |
| Internal streets / landscape / utilities | 3.0 | Emergency access, walkways, greenery and service corridors |
| Total separate downtown district | 17.0 | Inside Damongo town; outside Zion Trust Estates |
The 17-acre downtown main-road site is separate and apart from Zion Trust Damongo Estates. It is inside Damongo town, on the main-street zone; the estate is outside town, approximately a 15-minute drive away as described by the sponsor. No acreage is deducted from the estate's 620-acre civic/commercial allocation. The downtown title, boundaries, access and land agreement must be independently documented. Its 17 acres are not evidence of additional rights within the 31,360-acre estate.
The owner confirms a RECTANGULAR 17-acre parcel. Seventeen acres equal approximately 68,796.56 m². Actual frontage, depth and orientation are pending the sponsor's GPS references and a boundary survey. The earlier eight-by-two description was expressed in acres, which measure area rather than length; no boundary dimensions are inferred from it. The rectangular drawing is a concept layout, not a measured subdivision.
The downtown architectural direction draws inspiration from Toronto City Hall's civic-plaza arrangement rather than copying its municipal buildings. A central fountain park and pedestrian plaza form the focal point, with 15-floor or taller condominium and office buildings framing the open space. The baseline costs/counts use four 15-floor residential towers; additional floors or taller industrial/commercial/administrative office blocks are optional future schemes requiring revised engineering, approvals and cost schedules. Industrial offices mean office use, not hazardous industrial processing beside residences.
Four illustrative 15-floor mixed-use towers have commercial ground floors and fourteen residential levels, using the prior six-module-per-level assumption and combined penthouse treatment. Each tower contains 40 two-bedroom, 40 three-bedroom and two combined four-bedroom penthouses: 82 flats/tower and 328 flats in four towers. Twenty-four nominal ground-floor shop modules are a design assumption pending measured floorplates. Government offices, city administration and public-safety facilities require agency consultation and their own operating agreements.
Each tower parcel is one acre, so the residential servicing cost pool is USD30,000 per tower rather than the earlier half-acre fifteen-floor example. Using 104 weighted residential shares/tower gives servicing bases USD288.46, USD432.69 and USD576.92. The complete commercial/common allocation must eventually replace this provisional residential-only allocation.
The 328 downtown flats are identified separately from the low-rise-only 19,200-home scenario and the alternative ten-acre mixed-use pilot. They occupy a separate in-town site, so the two-location concept could have 19,528 homes before further design changes, without altering the estate allocation. Do not add the 370-home alternative pilot without replacing its underlying plots. Any extra in-town emergency-service or civic land requires a separate town-site land agreement and revised survey schedule.
Fountain park, public plaza, landscape, shading, universal access, security, ground-floor retail and coordinated façades create the intended civic ambiance. Future longevity is supported by reserved service corridors, adaptable commercial/office floorplates and a staged expansion plan, not an assumption that extra floors can simply be added without structural design. Commercial/industrial office and administration buildings, fountain works and premium façade treatments remain unpriced scopes.
The proposed project name is Damango Civic Center Square, a private development concept for consultation, not an assertion of official municipal status. Its civic/commercial program adds exhibition, promotion and conference venues, supporting reception, catering, loading, accessibility and parking facilities. Government and public-service occupancy remain subject to agency agreements.
Residential accommodation has a dual-purpose concept: owner-occupied condominium interests and separately designated/approved managed guest-residential or hotel accommodation. Hotel rooms are drawn from the same 328-flat baseline, not added as a second set of units. No fixed hotel-unit allocation, room rate, occupancy or rental return is assumed until an operator feasibility study and approved building-use plan define it.
An owner may elect an approved managed letting arrangement under a separate agreement setting access, booking use, operator fees, housekeeping, insurance, service charges, maintenance reserves, revenue accounting and permitted personal occupancy. No automatic rental pool or hotel income credit is included in mortgage payments. Furnishings, hospitality fitout, exhibition/conference construction and operator working capital are additional unpriced scopes; standard included condominium appliances/fixtures remain in the delivered-unit schedule.
The later Civic Center full-scope feasibility, office finance and token-property sections supersede the partial room/service subtotal as the broader district funding comparison. The small room-target figures remain conditional arithmetic and are not complete building quotations.
Prime restaurant, meal, refreshment and retail concessions are reserved at the fountain/water-park edge. The central 1.5-acre concept is split into 1.25 acres of public water garden/walking space and 0.25 acre of commercial concessions, retaining seventeen total acres. Provisionally allow 500 m² concession shell area; final kitchens, grease interception, potable water, wastewater, deliveries and pedestrian separation require design. The location supports a higher-value retail proposition, but no achieved premium or concession tenant is represented as secured.
The servicing target is USD30,000/gross acre for roads, paving, drainage, water, sanitation, electrical distribution and communications. It is an owner budget target, not a contractor quotation. Off-grid solar and battery systems, biomass and any feasible geothermal contribution need measured generation/load design; the target does not yet prove adequate funding for all generation and storage. Community Wi-Fi is a proposed managed service with an ongoing operating charge.
Sanitation uses engineered decentralized treatment and controlled anaerobic digestion where suitable. Residential biogas is methane-rich gas requiring collection, treatment, safety controls and appropriate equipment; it is not automatically LNG. LNG requires separate liquefaction infrastructure. Treated digestate can be considered for agriculture only after quality controls. Waste facilities must protect lake water, groundwater and residential health rather than being placed beside the lake solely for convenience.
Include school/education sites, religious participation sites, healthcare plazas, police/fire/ambulance facilities, service stations with convenience retail and garages, supermarkets, automotive industrial/service areas and accessible community bathrooms. Institutional plots and public works may use restricted donations or approved project participation with distinct accounting.
The out-of-town estate also includes theater, entertainment and live-performance venues in its New Kingston waterfront/civic and sports/recreation allocations, without creating additional acreage. DMC/RIDM program coordination may be considered under a separate venue operating agreement; no performers, bookings or event revenue are represented as secured. Venue capex and operations require dedicated feasibility and budgets.
| Agriculture allocation | Acres | Program |
|---|---|---|
| Seasonal vegetables | 3,000 | Six-month crop planning and staggered harvests |
| Fruit/coconut/permanent crops | 2,500 | Permanent planting; immature trees do not earn immediate fruit revenue |
| Staples and rotation crops | 2,000 | Crop selection after soil, water and buyer checks |
| Industrial hemp portfolio | 1,000 | Separate licensed investment and processing portfolio |
| Access, water, processing and buffers | 1,500 | Support land; not counted as productive sponsor acres |
| Total agricultural estate | 10,000 | 8,500 productive acres + 1,500 support |
Current owner-provided first-year per-acre budget: USD500 land preparation plus USD1,000 seed/planting inputs gives USD1,500 to prepare and plant. One person manages the acre at USD20/day x three days/week = USD60/week for 52 weeks = USD3,120. Core first-year development and management total = USD4,620/acre. This replaces the earlier USD500 combined mobilization and USD6,500-7,800 maintenance bands. These are sponsor budget inputs, not independently verified supplier quotations. The revised servicing schedule is three days per week for 52 weeks: 156 person-days. The previous USD100/week five-day provision is superseded; the USD20/day rate is unchanged.
The USD500 preparation allowance includes the preparation/plowing/clearing scope within that budget; the earlier USD50/acre plow arithmetic is a component reference, not another charge added to USD500. The USD1,000 planting allowance is separate. Do not add earlier generic USD250-500 planting allowances again for the same seeds or seedlings.
Annual ground rent remains separately USD150/acre where the agreed estate lease applies. The rent-inclusive first-year contribution is USD4,770/acre, before additional inputs. Individual membership USD100 gives USD4,870 including membership. A ten-acre block is USD46,200 core plus USD1,500 annual rent = USD47,700, plus USD500 group/corporate membership = USD48,200. Crop-specific irrigation, fertilizer, maintenance materials, storage, equipment outside preparation scope and additional fruit trees require separate quotation.
Payment options: 40% initial mobilization deposit of the documented total, then remaining 60% in twelve monthly installments or pay in full. On core USD4,620: deposit USD1,848 and twelve USD231 payments. On rent-inclusive USD4,770: deposit USD1,908 and twelve USD238.50 payments. Ten-acre rent-inclusive block: USD19,080 deposit and twelve USD2,385 payments. Membership is paid separately; incremental approved inputs are added before recalculating the 40/60 split. Crop-buyer 40/80/delivery milestones are a separate offtake schedule.
Additional fruit-tree costs: quantity x quoted USD5-10/seedling, where that earlier unit allowance is still applicable. For example, 50 EXTRA fruit seedlings cost USD250-500; 100 extra seedlings USD500-1,000. Only the incremental portion beyond what is already covered in the USD1,000 planting budget is additional. Coconut, mature trees, special varieties and establishment services need separate quotes and suitable spacing.
Clear, prepare and plant one acre at a time, expanding the 100-acre pilot with staggered seasonal crops and suitable permanent fruit structures. The USD60 weekly amount is the stated one-person management budget; no additional USD20/day wage is added for that same person. Extra staff or services must be documented separately.
A confirmed six-month vegetable crop can create realized cash for approved installment offsets, replacement payments or reinvestment under the participant election. Immature fruit income and projected returns are not credited as collected cash. Preparation is not automatically repeated on established land; future seed/input replenishment is costed each planting cycle. The first-year USD1,000 planting amount is not silently assumed to cover every future crop cycle.
One worker per fully active acre gives a conditional 8,500-person productive-acre staffing scenario, not existing employment. Construction crews and room production are separate from this agricultural management budget.
Effective 12 October 2026. Estate acreage reference: 31,360 acres. Actual deed registration identifiers and surveyed boundaries are recorded from the executed land documents.
Newly planted or cultivated resources, and entities developed within the Savannah concession region, contribute 10% of positive net proceeds to the designated Royal Trust. 90% remains with operations and private participants under their signed agreement.
Existing naturally inherited bearing resources are managed under a product-specific public–private partnership (PPP) schedule. For existing bearing-tree shea-nut and shea-butter production sourced ONLY from the allocated Zion Trust Estates acreage: 30% to the Gonja Kingdom and Royal Chiefs’ Council; 40% to Earthman Herbals operations managers; 30% to the Royal Savannah Diaspora Development Committee Trust Fund. Earthman Herbals manages the combined 70% operating allocation.
This specific shea schedule replaces the general 10% contribution for the same product proceeds; do not deduct both. New shea cultivation retains the general 10% / 90% schedule. Specialty timber, minerals and other inherited products require their own agreements and do not automatically adopt the shea percentages.
Net proceeds means verified realized product receipts less documented, agreed production and operating costs, before these allocations. These are mandatory contractual community contributions, not labeled statutory taxes. Each agreement identifies the product, resource origin, eligible costs, reporting period and authorized recipients.
Separate ledgers track existing-bearing and newly-cultivated resources, harvest batches, raw nuts directed to sale or butter processing, costs and recipient contributions. Do not count the same nuts as both raw-product sales and butter-production inputs. Preserve culturally retained trees and documented community rights. Individual participants collaborate under a named organization, family or trust; development units record funded participation separately from registered land rights.
Industrial hemp occupies a separate proposed 1,000-acre productive allocation. Start only under the requisite cultivation license and approved THC limits. Ghana's Narcotics Control Commission reported issuing licenses in July 2026 for cultivation not exceeding 0.3% THC for approved industrial, medicinal and research purposes. This project is not represented as licensed. Intended outputs are fiber/bast materials, hurd-based composites and building inputs, seed oil where permitted, press cake and other approved processing byproducts. Product-grade tests, processing yields and buyer contracts precede equipment purchases.
Individual one-acre and organization ten-acre hemp interests follow separate crop-specific budgets and maturity terms. The general USD7,150-8,450/acre rent-inclusive band is only a placeholder; hemp licensing, seed, harvesting, decortication, drying, oil pressing, testing, transport and processing capex must be separately quoted. Do not use the vegetable return illustration as a hemp forecast.
The airport operating entity is invited to negotiate a 500-acre ground-development lease at proposed USD75,000/year, a commercial 100-year horizon where lawfully available, staged milestones and defined aviation/logistics use. Feasibility includes runway configuration, obstacle constraints, operating approvals, safety buffers, emergency services, freight/passenger demand and funding. Runway and terminal capital are not estimated in this plan.
The tank-farm operating entity is invited to negotiate the other 500 acres at proposed USD75,000/year, with separate storage, safety, environmental and operating agreements. Capacity remains unresolved between prior tonnage and barrel descriptions; no storage capacity is certified by this plan. Engineering must settle products, capacity, fire separation, bunding, spill control and logistics. Both operator entities retain responsibility for their separately financed facilities; no unsigned operator is named as a committed lessee.
Gross plot-offer arithmetic is USD230.4 million, including registration allowances. This does not recover the entire USD300 million gross servicing target by itself. The apparent USD69.6 million gap is BEFORE common facilities, ground rent and other costs; registration receipts also fund documentation rather than being pure contribution. Market prices, net saleable density, commercial lease revenue and the infrastructure scope must be reconciled before financing the full scheme.
At 8,500 productive acres, first-year core preparation, planting and management = USD39.27M (8,500 x 4,620). Add annual rent for the full 10,000-acre agricultural estate USD1.50M to give USD40.77M before support infrastructure, additional fruit-tree/input costs, hemp-specific costs and processing capital. Weekly-management annual run-rate is USD26.52M (8,500 x 3,120), excluding renewed planting inputs and rent.
Annual full-year-equivalent one-person management at USD3,120/active acre: year 1 (100 acres) USD0.312M; year 2 (500) USD1.560M; year 3 (1,500) USD4.680M; year 4 (3,500) USD10.920M; year 5 (8,500) USD44.200M. New-acre preparation/initial planting is USD1,500 per added acre; future planting-cycle replenishment, rent, support land and processing are separately budgeted.
First 30 days: confirm royal protocol and authorized lessor, compile sealed documentation, survey the estate boundaries, appoint project controls and prepare consultant requests. Days 31-60: site studies, pilot layouts, lease heads of terms, costed crop plans and buyer/operator discussions. Days 61-90: reconcile complete budgets, investor term sheets and escrow/draw controls, then approve the funded pilot. Publication of invitations is not authority to begin unapproved works.
Use a sponsor-controlled project development company and separately documented city, agriculture, airport, tank-farm and industrial portfolios. The default Global Exchange/partner joint-venture discussion starts at 70/30, subject to each signed agreement, capital contribution, responsibility and valuation. Investors may propose equity, secured project lending, operator leases, build-and-sell agreements, offtake finance or individual crop participation; no security, collateral or return is created by an online form.
Investor materials identify use of funds, draw schedule, proposed instrument, voting/reporting rights, liabilities, security if legally available, distribution waterfall and exit/maturity. A five-/ten-acre lease interest is different from an equity interest or crop token. Personal retention/assignment of a documented leasehold is subject to consent, law and the signed parcel agreement.
U-Access tokens retain CAD0.50 face value and may be requested for investment, approved purchases or donations. Approved investments use their project-specific target return schedule; 10-20% statements and a proposed 20% objective are not guaranteed and do not create immediate liquidity. Agriculture maturity is six months only for eligible crop contracts. Transfer/redemption follows approved agreements; the current intake does not issue tokens or create a live redemption wallet.
International receipts and investment cash are held in USD until conversion is required; Canada uses CAD where applicable. Token settlement against USD obligations records exchange rate, time, project and counterparty. Restricted donations for bathrooms, schools, institutions and religious facilities are accounted separately from return-bearing investments; donations carry no financial return.
Maintain parcel registry, signed-instrument register, asset/capital register, crop records, account-level installments and earned-credit ledger, contractor certificates and reconciled bank/token settlements. Monthly reporting: rent exposure, cash collected, commitments, draws, inventory, planted acres, yields, crop sales, reserve allocations and participant statements. Full transparency is a program design commitment; audited reporting and complete ledger infrastructure must be established rather than assumed.
Controls include dual authorization of disbursements, separate project accounts, independent quantity certification, related-party disclosure and documented investor complaints handling. Prevent duplicate unit sales, cross-project cash transfers without authorization and double counting of customer deposits as revenue. Community livelihoods, water availability, fuel safety, crop failures, interest-rate/default exposure and incomplete cost scope are monitored risks.
Estate management and individual development applications are designated for review by the Royal Savannah and Diaspora Community Development Trust and relevant development committee. Members are invited to development-committee participation and board-of-directors selections under a documented selection process. No committee seat or director appointment is granted by an application.
Positioning: Akwaaba - Welcome to Damongo City, Savannah Region, Zion Trust Estates, Ghana. Invite diaspora families and communities to build homes, sponsor productive agricultural employment and submit qualified development proposals. The invitation describes a proposed estate, documented leasehold opportunities and a phased program; it does not describe completed homes, guaranteed returns or approved airport operations.
Audiences: individuals below ten acres (USD100 membership), groups/corporations and ten-acre-plus blocks (USD500 membership), developers/builders, banks/investment institutions, agricultural buyers/processors, airport/tank-farm operators and public institutions/traditional officials. Match each audience to a separate invitation letter and response choice. Membership and the USD100 plot request are distinct charges.
Channels: GlobexWorld and Ghana directory links, African Airways diaspora travel pages, Earthman Herbals contract-farming referrals, GlobeXpress logistics links and DMC campaign coordination. Social and email copy is prepared for consented distribution. This plan does not claim that emails or official notices have been delivered. Published site invitations are live.
Marketing goals are test targets: 300 qualified responses, 60 document-review discussions and ten conditional participation proposals in 90 days. USD15,000 / 300 is USD50 target cost per qualified response, not verified acquisition performance. Track campaign, audience, sector, acreage, budget, stage, next action and permission to communicate. Do not count membership submissions as paid investors.
Conversion sequence: invitation -> online expression of interest -> reference receipt -> sponsor review -> appropriate data-room pack -> identity/funding review -> site/lease verification -> negotiated documentation -> recorded deposit only after approved terms -> phased execution/reporting. Online official responses are correspondence records; identity and authority are verified before treating them as approval.
Letters and campaign copy appear in the accompanying invitation pack and online portal. Public submissions remain private in an admin-only response register. No sensitive identity documents or payment-card data are collected by the initial expression-of-interest form.
Management inputs: owner instructions through October 10, 2026; GlobexWorld Damongo cost-summary, material-costs, architecture/strata-values, plot and Savannah membership pages (current scenario through v168 before this plan). The USD150/acre annual lease choice was confirmed during this request.

Construction uses measured gross floor area in m² and the applicable dated Accra rate. Current Damongo quantities and local quotations remain pending; no prior isolated-room schedule applies.
Required data-room documents: surveyed boundary plan; authenticated land grant/lease and authority; citizenship/entity and assignment opinion; development/environmental approvals; geotechnical/water studies; measured city and building BOQs; pilot crop/offtake budgets; operator lease proposals; phase funding and escrow terms; complete unit/plot inventory; token terms and project risk disclosure; reporting/asset-accountability schedule.
Four 15-floor residential towers retain 328 flats. For this BROADER AREA scenario only, two-bedroom units are assumed 80 net m², three-bedroom 110 net m² and penthouses 160 net m²; net areas receive a 25% common-area allowance. Standard accommodation is 38,000 gross m² and penthouses 1,600 gross m². Ground retail is approximately 2,828.57 gross m²; a distinct office/administration tower is assumed 9,000 gross m² (15 x 600 m²), shopping 4,500, theater 2,000, conference/exhibition 1,500, and public-safety buildings 1,000. These floorplates are assumptions; site coverage, parking and rectangular parcel geometry require an architect's measured plan.
Office and retail tenant fitout are explicit additional reserves. Theater/conference technical equipment has an additional provisional USD0.8-1.6M reserve. Standard condominium appliances/fitted items carry USD3,000-5,000/unit reserve, to be reconciled against quantities already in the building finish scope so doors/fixtures are not charged twice. The guest-use setup allowance assumes 80 of the SAME 328 flats can enter a managed guest-use scheme, at USD8,000-15,000/unit for furnishings/setup. Eighty is a study assumption, not a committed hotel inventory; it does not add units or imply automatic owner enrollment.
The former USD510,000 servicing target for this district is replaced in this broader model by USD2.25-4.50M roads/water/sanitation/communications and USD3-6M off-grid generation/storage. These allowances replace, rather than stack on top of, USD30,000/acre general servicing in this Civic Center model. Total site-service planning pool is USD5.25-10.50M before fees/contingency. It must be tendered and reconciled with building internal services. No separately priced airport, tank farm or estate works are included.
The central 1.5-acre zone is split into a 1.25-acre public water garden (approximately 5,058.57 m²) and 0.25-acre restaurant/refreshment concessions. Within the public garden, provisionally allocate 2,000 m² walking/paving at USD120-200/m²; 1,500 m² recirculating fountain/waterfall/collection pools at USD400-700/m²; 300 m² children's splash area at USD500-900/m²; remaining approximately 1,258.57 m² landscape/shade at USD80-160/m²; and USD0.2-0.4M pumps, filtration, treatment and controls. The revised USD1.29-2.32M park base allowance is analyst budgeting, not a tender. The 500 m² concession shell and kitchen/fitout allowances are separately recorded, avoiding a second full park-area allocation.
The park is intended for daytime public access with shaded walking, accessible paths, a central fountain, waterfalls and ornamental collection pools. Children's splash water requires a separately designed treated-water circuit and operating supervision; ornamental collection pools are not automatically safe swimming pools. Recirculation reduces demand but does not eliminate evaporation, make-up water, treatment or maintenance. Public entry, opening hours and any paid entertainment activities must be separated in the operator plan.
Mortgage comparison: 20% down, 80% principal financed, 7% nominal annual reducing-balance rate, 120 monthly principal/interest payments and ten-year renewable term. A fully paid ten-year amortization leaves no debt to renew. Finance is subject to documented lease/strata interest, lender acceptance and approved terms; taxes, insurance, annual ground rent, service charges and business fitout beyond the reserve are additional.
A micro-office of 100 net ft² illustrates the smallest arithmetic module, not an approved office capacity or floor plan. Larger suites can be combined into separately documented interests. Industrial offices refer to office activity; hazardous factory processes require a different site and approvals.
The office mortgage portfolio records unit ID, measured area, legal interest, price/cost schedule, deposit, lender advance or seller-finance exposure, monthly principal/interest, rent/service costs, arrears and renewal status. Buyer advances are not recognized as rental income. Seller financing holds receivables over time and does not deliver full construction cash at sale.
| Portfolio opportunity | Proposed participation | Income / value basis |
|---|---|---|
| Condominium ownership | Documented unit purchase / approved mortgage | Personal occupancy or separately agreed managed letting |
| Office investment property | Office suite purchase / lease interest | Signed business tenancy and net rent after expenses |
| Managed guest accommodation | Operator or owner-approved accommodation pool | Actual stays less operating costs; no automatic income |
| Shopping, conferences and theater | Operator lease / project equity / lending proposal | Contracted tenancies, bookings and completed events |
| Water garden / public amenities | Restricted donation or approved project support | No financial return for donations |
| U-Access investment interests | Project-specific documented instrument | Earned net distributions and exit terms, not token face value alone |
List Damango Civic Center Square as a proposed tokenized investment/property participation opportunity separate from the Zion Trust estate agriculture and housing portfolios. Members may express interest in investment, approved purchases or donations. U-Access face value remains CAD0.50/token. No tokens, securities, land rights or automatic redemption are created by the interest form.
Investor instruments define project/entity, capital use, legal rights, risk, transfer restrictions, distribution basis and maturity/exit. Investment discussions may use the program's proposed 10-20% net-return range and 20% objective under the project schedule; the return is not guaranteed and is not automatically annual for property construction. Six-month agricultural crop maturity does NOT apply to Civic Center construction/property interests.
Purchased properties earn only actual rental/event/hospitality proceeds under documented agreements. A simple illustration for a USD100,000 property investment is USD6,000/year at 6% net yield, USD10,000 at 10%, or USD20,000 at 20%; these are mathematical scenarios, not market rental forecasts. No local achieved rent or occupancy supports a committed yield. A 20% target requires substantially more verified net operating income than a 6% case.
Income waterfall: collected operating receipts less tenant/operator obligations, maintenance, public-space contribution, insurance/tax and debt service; only earned distributable cash can be paid to investment participants. Confirm whether fees are already in operator budgets before charging them again. Owner hotel income is not automatically used to pay mortgages; any credit requires the owner's explicit agreement and account reconciliation.
For conversion illustration only, Bank of Ghana October 9, 2026 USDGHS11.7900 and CADGHS8.2598 imply approximately CAD1.4274/USD. USD1,000 is approximately CAD1,427.40, or 2,854.79 tokens at CAD0.50 face value. A whole-token request may round to 2,855; final settlement records the agreed rate, fees and rounding. This is not a fixed USD peg. International cash remains USD until conversion is needed.
Token use selections: INVEST requests project participation under approved terms; PURCHASE requests approved office/condominium/property settlement; DONATE supports restricted public water-park, school, bathroom or community works without a return. Existing-holder transfers and redemption require a documented operating system and lawful terms; the current portal only records preferences.
Before accepting investments or issuing interests, obtain the applicable securities, token, investor-protection, title and operating review; disclosure, suitability and lawful offering structure are project requirements. No public trading market, guarantee, cash-out reserve or perfected mortgage security is represented as available.
Create a distinct premium-location concession portfolio for restaurants, meal counters, cafés, refreshments and retail merchandising around the central fountain, waterfalls and walking garden. The 0.25-acre concession land is within the existing central 1.5-acre zone and is not extra to the seventeen acres. The site concept assumes 500 gross m² of commercial shells; the suite examples allocate shared floor area at net x 1.25.
Alternative concession participation is an operator lease: negotiated base rent plus, if agreed, an audited turnover share. Set rent using measured footfall, space, utilities, trading hours and tenant economics; no market rent or turnover is claimed. A premium to other retail space may be tested at 10-20% as a management pricing sensitivity only, not automatically added or represented as proven value.
Investment receipts are actual rent, approved turnover-share receipts or net operating distributions under the instrument. An operator's restaurant sales are not landlord revenue. District water-park service contributions, cleaning, water treatment, waste collection and security must be included in operating terms. Public walking/water access and safe children's circulation are preserved.
Qualified local vendors and restaurant/refreshment operators can request space through the downtown online expression-of-interest option; approved token PURCHASE may settle a documented interest, token INVEST may request project participation, and token DONATE may support the public water garden. None creates a trading license, unit allocation or issued token until approved documentation.

Subject: Expression of interest - Zion Trust Damongo City Estates and Savannah Development Program
Global Exchange R&E Corporation invites you to review and express interest in a proposed 20,000-acre integrated development program: a 10,000-acre city estate and a separate 10,000-acre agricultural estate within the stated 31,360-acre land envelope in Damongo, Savannah Region, Ghana.
The city concept includes residential leasehold plots, mixed-use condominiums, New Kingston lake/park and community facilities, with separate 500-acre airport and 500-acre tank-farm operator sites. Agriculture includes the One Person, One Acre program, productive crop blocks and a separately licensed industrial hemp/processing proposal.
A distinct 17-acre premier main-street project is also proposed inside Damongo town, with shopping, office and city-administration spaces, public-safety services and 15-floor mixed-use condominiums. It is outside the Zion Trust Estates footprint, which the sponsor describes as approximately a 15-minute drive from town.
The commercial ground-rent proposal is USD150/acre/year, with a 100-year development horizon subject to lawful lease terms, authority, registration and any future renewal. The first proposed funding window is USD2.3815 million for predevelopment, limited serviced-land and agriculture pilots; building and specialist-facility capital are separate. No commitment or project approval is represented as secured.
We welcome your proposed role, sector, acreage, indicative funding, experience and timetable. Equity, lending, joint ventures, build-and-sell arrangements, offtake finance and operator leases will be documented separately. Please use the online interest portal to request the relevant plan and due-diligence discussion.
Submission is nonbinding, does not reserve land and does not create an investment or guaranteed return. We look forward to discussing a practical, funded phase that combines residential development with local employment and accountable project delivery.
The separate in-town project is proposed as Damango Civic Center Square: a fountain-plaza destination for exhibitions, promotions, conferences, office activities and dual-purpose residential/guest accommodation. Qualified conference, hospitality and managed-accommodation operators are invited to propose a documented role.

Subject: Akwaaba - invitation to participate in Damongo City and community agriculture
Akwaaba. Global Exchange R&E Corporation invites you to join the Savannah Development Diaspora Group and explore proposed residential leasehold, agricultural and community-development opportunities at Zion Trust Damongo City Estates, Ghana.
Individuals seeking less than ten acres may request the USD100 membership program; groups/corporations and ten-acre-plus block participants use the USD500 membership category. These are separate from the USD100 initial plot-request application and any property or farm commitment. Initial expressions of interest do not collect payments.
One Person, One Acre pairs funded agricultural production with a local worker. The current rent-inclusive one-acre base program is USD4,770 for USD500 preparation, USD1,000 planting inputs, USD3,120 annual management and USD150 annual rent, before unpriced crop-specific infrastructure; proposed payment is 40% down and the balance over twelve monthly installments or payment in full. Realized crop cash can be reconciled to installments or reinvestment under agreed terms. A proposed 20% annual return objective depends on actual earnings and is not guaranteed.
Residential and condominium choices are subject to surveyed availability, complete costing and signed documentation. Standard condominiums include fridge, stove, microwave, dishwasher, fitted fixtures, closets and doors. Ten-year mortgage comparisons use 20% down and 7% interest, subject to approved financing.
Please tell us where you live, your family/community affiliation, the acreage or home type you seek and your preferred project. Join the membership/newsletter portal separately if you want ongoing updates. Participation creates a route to documented leasehold rights; no non-citizen freehold or automatic 100-year lease is promised.

To: The Damango Uro and Royal Chief Council, Damongo City, Gonja Kingdom, Savannah Region, Ghana
Subject: Notice of development intentions and request for consultation on land-development agreements
Your Royal Highness and esteemed members of the Royal Chief Council:
On behalf of Global Exchange R&E Corporation and the Zion Trust diaspora development initiative, I respectfully give notice of our intention to advance a phased residential, agricultural and infrastructure proposal for consideration by the authorized traditional authorities and relevant public institutions.
The proposed immediate land program comprises 10,000 acres for Damongo City residential and mixed-use development and a separate 10,000 acres for agriculture. Within the city allocation we propose separate 500-acre sites for a regional commercial airport and the Tema-Damongo tank-farm/storage development, to be implemented by qualified entities under separately approved land-development leases.
Separately from the out-of-town Zion Trust estate, we propose a 17-acre main-street downtown development inside Damongo town itself. It has its own rectangular site concept, land verification, cost schedule and agreements, with mixed commercial/administrative buildings, condominiums and police/fire/ambulance services. We request separate consultation on that town parcel.
Our commercial proposal is average annual ground rent of USD150 per acre, with a 100-year development horizon where lawfully available and renewal arrangements separately documented. We request consultation on the correct lessor authority, boundaries, term, registration, rent commencement, payment administration and permitted uses. We also request written reconciliation of the previously discussed 10% crop-yield allocation with the new annual rental proposal.
We intend to begin with a limited survey, planning, serviced-land and 100-acre agricultural pilot, local employment, community participation and transparent asset/account reporting. Residential plans include education, healthcare, public safety, religious/community sites and public amenities. The lake, airport, fuel storage and other works will proceed only through the applicable feasibility, land and approval processes.
Please advise the appropriate royal protocol, named representatives and consultation arrangements, and nominate a liaison for joint review of the attached business plan. We seek confirmation of the grant/lease documentation described by the sponsor as bearing the sovereign seal; this notice does not imply new approval, authority or waiver of existing community rights.
We respectfully submit our intentions for consideration and welcome your council's guidance on a responsible development pathway that benefits Damongo and the surrounding communities.
We propose the name Damango Civic Center Square for the separate 17-acre in-town scheme, including conference/exhibition activities and dual-purpose guest-residential accommodation, subject to your guidance and the relevant planning and operating approvals.

Subject: Request for preliminary consultation - Damongo integrated development proposal
Global Exchange R&E Corporation requests preliminary consultation on the proposed Zion Trust Damongo City Estates and Savannah Development Program. The concept combines a 10,000-acre city and a separate 10,000-acre agriculture estate, with 500-acre airport and 500-acre tank-farm sites included within the city allocation.
We seek guidance on competent authority, land documentation, planning alignment, site studies, community consultation, environmental and utility requirements, and the sector-specific approval pathway. The current publication is an invitation and planning document; it is not evidence of any public approval or operating authorization.
Please identify your office, role, project area and preferred consultation route through the official-response option in the online portal. Public submissions are reviewed as correspondence; identity and authority are confirmed before any response is treated as formal approval.
The proposed USD150/acre annual rent and 100-year development horizon remain subject to lawful terms and documented agreements. We welcome comments on phasing, public-service requirements and safeguards for existing residents, land users and natural resources.
The distinct 17-acre main-street downtown project is located inside Damongo town, while Zion Trust Estates is outside town. Please address the in-town parcel's separate authority, boundaries, traffic, civic-service and land-agreement requirements.
